39-Storey Tower Proposed Near Laird LRT Station in Leaside

Diamond Corp has stimulated the upcoming Eglinton Line 5 Crosstown LRT and has submitted an application for a high-rise building in the leaside in the area, which is described as an important transit station near the Laird station. Designed by Superkül, there is a 39-story mixed usage storm in the planning process in 20 brent cliffs.

The location is the southern package of a larger development block. The block was originally referred to as a work area and is subject to an official plan application from 2013 to search for conversion into areas of mixed use. A local planning profession from 2015 paved the way for high-rise buildings and a public park in the northern and central parts, while the southern section was not based.

The location is directed to the 100 Vanderhoof Avenue and the 20 Brentcliffe Road and extends over 4,870 m² on the northwestern corner of these streets. It is currently occupied by a single to two-story commercial building with surface parking spaces, a remnant of the low, automatic past of the area. The surrounding commercial neighborhood experiences with medium and high-rise buildings, while a mixture of retail and other traders remains.

The developer has submitted an official plan to the city of Toronto and an application application for zoning in order to enable a tower at a height of 126.8 m on a five -story podium that extends along Vanderhoof Avenue. Of the total of 475 residential units, 5% of the total gross base area (GFA) for residential buildings would be assigned as affordable living space for 25 years.

The 30,628 m² GFA would be divided into 29,500 m² of living space and 1,128 m² on the ground floor. A 468 m² park landscape in the northeastern corner would expand the public park in addition to a pedestrian connection in Midblock. With an area of ​​4,870 m², the proposed GFA leads to a food index (FSI) with a 5.63-fold loosening, which increases to 6.95 post-park transport.

The residents would have access to 1,661 m² indoor and 986 m² outdoors, mainly on the podium on the 6th floor. The building would be served by four residential elevators or approximately one Pro 119 units. High -speed engines would be required for an appropriate service. A two-story underground garage would offer 171 motor vehicle rooms for residents, 6 divided between retail and visitors and 1 car shape area. The provisions for cyclists include 432 long -term and 96 short -term rooms, which are located in a closed room at level 2 and in the grade.

The area is about 300 m or a three -minute walk southeast of the Lair Station at the upcoming LRT, which is currently waiting for an opening date if defects are addressed. A TTC bus stop 250 m away in the Eglinton Avenue East and in the Brentcliffe Road offers access to surface routes. The bicycle tracks along the Eglinton Avenue offer a special bicycle infrastructure, although the connections outside the nearby off-street paths in the West Don Valley Ravine are still limited. With regard to the future, Ontario Line 3 will have an exchange with line 5 at the Ontario Science Center station, about 2.1 km east, as soon as this line, which is now under construction, has been completed in about 6 years.

The proposal would increase in a wave of high -rise development in the leaside. The 28-story Frederick owner apartments are under construction right in the north, while in the south a two-story retail square in the 70 Wicksteed Avenue is underway, while in the west 849 Eginton East would bring three towers to 40 floors. Closer to Laird Station and the 815 Eglinton Avenue East, eight towers of 5 to 34 floors propose. To the east of the location, Hyde Park Leaside introduces four towers from 16 to 28 floors, 1075 Leslie would five towers next to Auberge Insert in the park.
