Construction continued steadily over the summer at Y&S Condos in Midtown Toronto, moving from the podium to the high-rise floors. Work on removing the cladding and glazing also began on the lower floors. Designed by Graziani + Corazza Architects for Tribute Communities and Tenblock, the building has grown significantly and now stands more than halfway to its final height of 38 stories, just a short walk from Eglinton Station on the northeast corner of Yonge Street and Soudan Avenue.

Below, looking northeast over Yonge and Sudan in July 2024, 11 floors were then constructed. The podium levels, designed for mixed use with retail and office space, feature black precast cladding on the first three levels along the southwest corner. Above the fourth level, a series of setbacks are visible on the west and south facades, forming a staggered facade. The construction elevator is visible on the southwest corner. Above, next to the tower crane, work is being done on the formwork for the 12th floor.
The developers submitted a Y&S minor variance application to the city in July, which was conditionally approved in August. This includes converting 50% of the planned office space into live/work units on the podium floors and a slight reduction in parking spaces.

In this close-up of the ground floor from last month we see the early stages of the glazing installation. Clear glass panels are installed alongside back-painted glass parapet panels and black slats. On the right there is a black prefabricated panel waiting to be installed, with a mobile crane behind it.

Below, looking northwest across Soudan Avenue earlier this week, the tower is now 22 stories, more than half completed. The podium, which merges into the tower with a clear step above the sixth floor, has a concrete slab on which a parapet wall runs. Windows and parapet panels are visible on much of the first two floors of the south facade. The cladding of the first floors of the tower volume is progressing.

Looking southeast across Yonge Street, we see the frameless curtain wall glazing installed on the podium's first three floors on its western facade. Cladding can be seen on the first floors above the podium along the west and north facades. The cluster along Yonge Street appears more linear and even, in contrast to the staggered setbacks on the other side of Soudan Avenue.
Internally, the slight variation alters the west and south sides of the podium floorplates to accommodate the living and work units, with a common hallway hall at the northwest corner of levels two to six.

Y&S Condos will reach a final height of 130.77m and deliver 380 residential units in Midtown Toronto.
