Neighbouring Condos Rising on Parliament Beside Distillery District

Right next to Toronto's historic Distillery District, No. 31 Condos and The Goode Condos on the east side of Parliament Street. The neighboring projects combine modern architecture with brick to pay homage to the area's industrial past. Designed by architecture firm Alliance for Graywood Developments, The Goode Condos will reach 32 stories, while No. 31 Condos,” designed by Arquitectonica with Arcadis as Architect of Record for Lanterra Developments and Westdale Properties, will rise to 41 stories.

When UrbanToronto last updated in September 2024, #31 appeared above grade and joined its neighbor. Now, just two months later, both towers are making visible progress with additions and cladding.

The Goode Condos is the much more distant building, with its molded and mostly paneled podium wings and extensive brick paneling between the windows. The glazing of the tower is now being installed on 21 floors. Meanwhile, formwork can be seen stacked on a second-floor section of roof that will eventually become an outdoor recreation area.

In this north elevation the developments stand side by side on Parliament Street, with two floors of formwork from No. 31 condos occupy the right foreground. Behind, the crane lifts a concrete bucket over Parliament Street for Goode Condos, while the building has up to seven storeys of cladding and glazing on the podium's west façade and nine storeys on its south façade.

Once the neighboring developments are completed, The Goode Condos will have an area of 111.4 m² and house 557 residential units, while No. 31 Condos” will grow to 137.4 m² with 428 residential units.

UrbanToronto will continue to monitor the progress of this development, but in the meantime you can learn more in our database file linked below. If you'd like, you can join the discussion in the associated Project Forum thread or leave a comment in the designated area on this page.
