A 35-story residential tower is proposed for 402 to 408 Livingston Road North in Scarborough Guildwood district, a short walk from Guildwood Go Station. The tower was designed on behalf of the real estate owner Livingston Realty Holdings Inc., which was designed by Arcadis for the Blackusk Group, and would rise in the Guildwood Station of the Guildwood Station (MTSA), in which the province promotes a higher density development.

This location is located west of a denser suggestions around the train station and has no direct access to the Kingston Road due to the Scarboro Golf and Country Club in the west and the Go Lakeshore East Corridor in the south. Although the location and the surrounding area are in the MTSA radius of the GoStation of the GoStation, they are described under Toronto's official plan, which is also referred to as a Yellowbelt classification that restricts the intensification and represents the challenges for the introduction of a high-rise building into a predominantly low density context.

402 to 408 Livingston Road North are located north of the Kingston Road on the west side of a quiet residential street. It currently contains two one -story free -standing houses, a one -story commercial building and an empty package that is burdened by a sewage system held by the city.

On behalf of the developer, the Goldberg Group submitted the official plan for the 35-story residential tower and the applications for changes to the statutes for the 35-story residential tower with 442 condominiums to the city of Toronto. The design has a four -story panel base and a 750 m² tower floor plate. The entire gross base area would be 30,888 m², which would lead to a floor surface index of 5.4 in the 5,676 m² assembly.

Plans include 884 m² interiors and 885 m² exterior equipment. In the northeast corner of the building and on the fifth and tenth floors with a view of the adjacent golf course, the amenities are located in the interior in the degree, on an intermediate level near the northeastern corner of the building. Outdoor areas would be distributed similarly on the podium and the roof terraces. Four elevators are proposed that correspond approximately one Pro 111 units. High -speed engines would be required for an appropriate service.
Parking is accommodated on the podium on an underground level and four excessive values, with 310 places for residents, 24 for visitors and 2 in the grade for collection and collection. There would be 301 long -term and 31 short -term bicycle parking spaces. The nearby bicycle infrastructure includes signed routes on Greenvale Terrace, Celeste Drive and Kingston Road as well as connections to the Highland Creek Trail system.

The GO station is 120 m east of the site as a crow, but is currently not accessible via a direct path. However, the applicant talks to Metrolinx about a potential secondary pedestrian connection with the transfer of the Kingston Road, which would enable more direct access to the Go platform. The train station is on Go's Lakeshore East Line and is also served by rail. The area is also served by TTC bus lines along the Kingston Road, with about 330 m and 550 m away. The city's rapido program requires committed bus traces along the Kingston Road and the Lawrence Avenue East.

On the golf course in the southwest of the site, the proposals include 80 Dale Avenue on 12 floors and 3730 Kingston Road on 22 floors. Further southwest are larger master plan developments in the pipeline, including six towers from 9 to 21 floors on the Markington Square and four towers of 8 to 21 floors in Markham and Dunelm, while a 23-story tower in 3174 Eglinton East is proposed. Near the proposal around the go station and east of IT, a group of density with several suggestions for the development of medium risks takes shape. Larger projects such as 4180 Kingston Road in 20 Storeys and 4121 Kingston Road with four towers that rise from 12 to 38 Storeys.
