OLT increases the four-tower proposal in the 7887 Weston Road in Vaughan
After a protracted time in the planning process, a renovation proposal in the northwest of the motorway 400 and 7 in Vaughan received a preliminary approval from the Ontario Land Tribunal (OLT). The approval takes a way that can increase until the fulfillment of a few conditions so that four towers can rise between 36 and 49 floors in a currently large retail center. The location was made by BDP Quadrangle for the Sorbara Group (operated on as Wedgewood Columbus Limited) and is located on the Highway 400 west of the Vaughan Metropolitan Center, where there are suggestions for the intensification of big box-to-apartments.

The 1.6-hectare location is located in a block north of the Highway 7 in the 7887 Weston Road and is located in the southeastern corner of the Weston Road and Chrisa Road. In the east and west there is a one -story commercial area with surface parking spaces and is located as part of the retail trade, including a home depot that is adjacent to the website. The block immediately houses Centro Square Condos and Shops, a similar mixed complex of use, which was now completed about 6 years ago and which also replaced one -story commercials.

The proposal was first presented to the city of Vaughan in December 2019. However, the Vaughan Council refused to process the application and the file remained in the suspension. In August 2022, the developer appealed to the OLT and quoted the Council Council of making a decision within the statutory time framework.

Mediation meetings that were held throughout the entire period of 2024 did not make the developers and the city an agreement, which led to a four-week OLT hearing in early 2025. Despite the recommendation of the City Council of Vaughan to the OLT to refuse applications in October 2024, the Tribunal made a preliminary decision in March 2025 in March 2025, which in principle recorded the plan in principle.
The first proposal from 2019 had introduced that four towers rose from 41 to 51 floors with a total of 2,290 residential units. When an application for approval for the approval of the location plan was submitted in early 2024, the Tower Heights were revised to an area of ​​40 to 49 floors, whereby the total units were slightly reduced.

The most recent official plan and the applications to change zoning zones require four towers, with two over one pari rising over a pari of six-story panel blocks that are separated by an created courtyard in the east-west. The northern podium would support 36- and 39-story towers, with the southern podium anchored the larger 46- and 49-story towers.
The development should contain a total of 2,339 residential units, including 136 live work units that are supported by 2,564 m² retail. The gross base area would be a total of 172,384 m², which leads to a floor surface index with a 10.8 -fold cover of the location of 11.09 in 2019, but from 9.61 in 2024.

A two-story underground garage would span the full area location, which is supplemented by the parking spaces hidden by the street on the podiums, with 1,502 rooms for residents and 299 for residential and retail visitors. Bicycle systems contain 1,002 long-term and 6 short-term for residents and 6 long-term and 6 short-term for retail users. In principle, a TDM strategy (Transportation Demand Management) was approved.
The project is advanced in two phases, starting with the southern block. The change in the zone division is subject to the provisions (“H”) (“H”) and calls for updates to the transport-impact study and the maintenance plans in the location plan phase to confirm the infrastructure capacity. Future decisions regarding the facilitating of the neighboring home depot and the access of the driveway are dealt with in phase 2.
The location falls into the protected Major Transit Station Area (PMTSA), which is located around the Weston Road and the Highway 7 Bus Rapid Transit (BRT) and is about 250 m from the Future Viva BRT station. The BRT route in the east, the U -Bahn station Vaughan Metropolitan Center (VMC), about 1.5 km away. The Highway 7 also has a separate pedestrian and bike path, while the local road extensions are introduced to protected sidewalks and bike paths on the streets of Weston and Chris and Northview Boulevard. As part of the TDM strategy, a private shuttle between development and the VMC station was also proposed.

Other high-rise development suggestions in the region are Kingsmoors three towers between 32 and 38 floors in the west, while 3899-3901 Highway 7 rises to 38 floors after six towers. South of the Highway 7, 7540 Weston is planned with 42 and 45 floors, while the renovation of the Riocan Colossus Centers Towers demands up to 55 floors. In the east, SmartCentres: Highway 400 & 7 proposes an 8.2 hectare community with buildings of up to 45 floors. There are already many towers on the Highway 400 that have already been built in the suggestion phase, including 8 other towers in the so -called Block A6 and A7 of the VMC plan, from 17 to 62 floors.
