Rental community with three tower that are proposed next to Mimico Go

A change of ownership after the recipient of Vandyk Properties has led to a new development application for 39 Newcastle Street in South Etobicoke. Osmington Gerofsky Development Corp. Now control the location forward. The immediate context around the durable property is shaped by rail infrastructure and older employment buildings with a low increase, while newer townhouses and the GO station in the west are found. Low-rise retailers can be found further west on the Royal York Road, while the residential streets extend on all sides beyond industrial and railway sites. Mid ris and high-rise buildings and projects begin to replace the low buildings around the site and south of the railway corridor and along the Royal York Road.

The website has been the subject of several suggestions and planning processes in the past ten years. An early changeover in 2017 applied for three towers of 22, 30 and 36 floors, but the city's employees recommended that the Mimico-Judson secondary plan not to be aligned with the secondary plan. In a revised application, the LPAT permit was later secured in 2020 for three towers of up to 36 floors, although the statutes were never put into force. In 2022, the province granted a zoning order (MZO) of a minister that was bound with a transit -oriented joint contract with Metrolinx and enabled four towers of up to 36 floors in 39 Newcastle and the adjacent rail areas.

Vandyk Properties has progressed the plan as part of its Grand Central Mimico Marketing Banner, to which 327 Royal York belonged and submitted a location plan application in 2023. However, the company's financial collapse brought all of this to a standstill. By the end of 2023, the 39 Newcastle countries were received at the request of Otera Capital, while the neighboring stocks also received 327 Royal York. Metrolinx, which had a partnership with Vandyk, dissolved the following year, and an MZO for the location was lifted in 2024.

The new developer Osmington Gerofsky has now submitted an official plan and zoning application applications to enable three towers to increase 134.23 m to 143.93 m. Phase 1 would deliver the eastern 42-story tower with 508 units over a five-story podium, while phase 2 would add the western towers with 1,070 units on a podium that came together from five to seven floors. Together, the three buildings make up 1,578 rental suites and a gross base area of ​​105,835 m², which were divided into 105,325 m² residential buildings and 510 m² of retail areas. The plan results in a floor surface index of 13.41 -times cover of the 7,895 m² property.

Retail would concentrate on the northwest and south-west corners to activate the public area with a new 398 m² central pops (privately owned by publicly accessible space) Fronting Windsor Street. The equipment areas would bring 2,474 million interiors and 2,261 m² outdoors in the class and on the eighth floors of the towers. Each tower is equipped with five lifts, which train in phase 1 and 107 units in phase 2 per 102 units per 312 units, which requires higher engine speeds for an appropriate service in the larger building.

Mimico Go Station in Lakeshore West Line is less than 100 m away. The local surface routes include the 80b Queensway and the 76b Royal York South Busse in Newcastle and Windsor. Cycling connections would be expanded with new bidirectional lanes on both fronts, whereby the Royal York Bike Lane and the wider Mimico Judson network integrate.

Several major projects are progressing in the GO station. In the northeast, plans are a 25-story tower in the 25 Audley Street and Grand Park Village with three towers of 23 to 40 floors. North of the site, the 21–31 Windsor Street is proposed with four towers of 7 to 46 floors. The suggestions include Halsa in 8 Storeys, 430 Royal York in 9 Storeys and 464 Royal York in 12 Storeys, while in the west the Royal Art Collection Etobicoke is proposed in 11 Storeys. Southwest, 327 Royal York Road is planned on 51 and 55 floors.
