Amica Retirement Community Nears Topping Off at Dundas and Burnhamthorpe

For decades, the northwest corner of Dundas Street West and Burnhamthorpe Road was home to a strip plaza and medical offices, with the former 1843 Etobicoke Township Town Hall anchoring its southwestern edge. That low commercial presence has now given way to construction as Amica Islington Village is being built on the site in Etobicoke’s Islington–City Center West neighborhood. Designed by Montgomery Sisam Architects for Amica Senior Lifestyles in collaboration with Trinity Development Group and Succession Development Corporation, the 9-story senior living community will include 199 rental suites.

In February 2024, construction fencing and scaffolding line the sidewalk as demolition begins at the corner of Dundas and Burnhamthorpe. The former low-rise strip plaza has been partially gutted, as can be seen from the three-story structure on the right, with portions of the brick façade removed and the upper floor supporting structure exposed behind a tarp.

A drone image from December 2024 shows the site fully excavated for the single underground level, with a crane in the middle. Perimeter retaining walls line the northern end with tiebacks, while an earthen ramp provides access for construction vehicles. At the eastern end, near Dundas Street West and Burnhamthorpe Road, concrete walls and columns have begun to rise, their projecting vertical rebar cages anticipating the ground floor slab above. To the left of the crane we see formwork and reinforcement. Further to the left is the preserved town hall building at the southwest end of the site.

In February 2026, the concrete structure will now reach its full nine floors and is close to completing the formwork for the mechanical penthouse. The building’s mass shifts to the northwest as it recedes at the third and seventh floors, while a chamfered corner articulates the podium at the intersection of Dundas and Burnhamthorpe. The first three levels feature white weatherstripping, while vertical metal framing and pre-cladding assemblies are visible on the fourth floor. A large part of the second floor is glazed.

Once completed, Amica Islington Village will have an area of ​​40.3 m and contain 199 residential units.
