Designed by BDP Quadrangle for Park Property Management, the mixed-use rental residential building is located at 265 Balliol Street on the south side west of Mount Pleasant Road. UrbanToronto last provided an update in August 2023, just as construction was beginning on the Tower in the Park site in Davisville Village, where a number of low-rise rental townhouses had previously stood. Less than three years later, the project has reached its full height, with the 27-story tower now complete and the crane removed.
Looking along Balliol Street in May 2025, the tower has grown to 16 storeys, with the 17th storey partially formed towards the northern end and formwork and paving in place for the upcoming concrete pour of the 18th slab. A centrally positioned crane will be installed in March 2024, and the building permit will be issued in September 2024.

Moving closer, the four-story podium features dark gray brick-embedded precast panels installed on much of the north and west facades. Sections of tan insulation panels await final panel installation. Corner balconies at the northwest end remain in raw concrete. On the ground floor along Balliol Street, white precast concrete panels form the base and frame the future retail facade, while temporary billboards and scaffolding line the sidewalk.

Meanwhile, on the east facade of the podium, only limited sections of cladding were installed along the second floor slab, while on the fifth floor slab there were large areas of exposed insulation awaiting cladding. The transition to the tower is visible on the rear wall on the fifth floor. On the slope we see a stacked arrangement of formwork panels and material pallets around the vehicle access point.

From a distance in July 2025 you can see that the top floor is just being built, as concrete walls protrude over the edge of the slab. Below, the building envelope progresses up the tower, with portions of prefabricated cladding already installed and a grid of white prefabricated panels introduced alongside light gray panels.

By December 2025, the 27-story tower had reached its full height, with the mechanical penthouse formed and framed behind a white prefabricated crown member capping the structure. The crane has been removed and the building envelope is largely completed, with light gray precast panels on the tower levels (not prefabricated brick, as seen in the renderings) paired with a grid of white vertical and horizontal elements. In between, a window wall system with dark mullions and slats fills the openings. Projecting concrete balconies extend from two vertical stacks at each height and are supported by temporary support posts.

In March 2026, a construction elevator remained installed along the south facade. On the fifth level, an open floor marks the transition from podium to tower and features floor-to-ceiling glazing, louvers and a projecting white canopy, while some openings remain temporarily filled with plywood until the glazing is finally installed. Above, the window wall system with dark mullions is largely in place, and glass balcony guards have been installed, extending to approximately the 16th floor on the south and west facades.

265 Balliol is 91.43m in size and will deliver 233 rental units when completed.
