The industry updates of this month emphasize important real estate shifts in the larger golden horseshoe, from the political changes of the government to emerging technologies and market trends. Mississauga has introduced a significant reduction in development fees to donate the construction, while the Regional Real Estate Board (TRREB) introduces a AI-controlled assistant to improve member services. The market conditions are still difficult because GTA's turnover, despite an increase in the lists, has a strong decline and offers buyers more negotiation power. In the meantime, the fast population growth in Toronto and Peel continues to put pressure on housing care. Industry events this month concentrate on sustainability, regulatory updates and networking and bring together leading specialists to discuss the future of development.

High GTA Listing Inventory gives buyers more selection and leverage
The turnover of homes in the toronto area decreased by 27% in February compared to the previous year, since high mortgage interest and economic uncertainties kept many buyers on the side. Despite an increase in the new lists by 5%, the affordability problems and concerns have contributed to the buyer -hesitation with regard to the Canadian trade relationship with the USA. Trreb expects sales to recover later this year if the loan costs and economic trust are improved.
Toronto and peel lead the fast population growth in 2024
The larger golden horseshoe recorded another year of record population growth, with Toronto rose by 70,000 in the 12 months until July 2024. Statistics Canada data leads to a permanent and temporary immigration as a primary driver and arbitrary residential care in the region. The researchers suggest that the recent changes in immigration policy could slow down population growth in the coming years and could possibly alleviate living pressure.
