38-story rent tower proposed west of the Finch Station

Steps from the Finch Station in the Newtonbrook West Area in North York and in its most important transit station area, in which the province promotes a high density development, a 38-storey, specially built rental tower is proposed in the 41 to 47 Hendon Avenue. The proposal was developed by Arcadis for capital developments and Kilmer Group (operated on as a 41-hour partnership) and adds out-of-the-art rental units that are removed within walking distance of the current terminal station for Yonge Line 1, although the line will be extended north to Richmond Hill in the coming decade.

The site is a consolidated 1,811 million package on the southwestern corner of the Hendon Avenue and the Greenview Avenue. It is currently occupied by four one -story free -standing houses and is located in the secondary plan of the North York Center, west of the Yonge Street and in the northern entrance to the train station. The direct context is a mixture of aging residential buildings and up -and -coming high -rise buildings, with the Hendon Park and several residential towers nearby.

Before the current proposal, the 45 Hendon Avenue was the subject of a 3-story infill application, which was designed by Icon Architects for Camrich Holdings, for which the zoning was approved in 2022, although the application was later withdrawn. The website was offered for sale in 2024, and the new development team has now submitted an official change application, zoning the statutes and location plan control applications for the city of Toronto for the extended location.

The project increases by 38 floors and reaches a height of 126.67 m and delivers 399 specially built rental units. The vertical circulation would be supported by four elevators that have an average of about one per 100 units. The ground floor would include two units in the city center style with Hendon, while the retail space along the Greenview facade of the three-story panel section is planned.

The proposal comprises an a total of gross base area of ​​27,842 m², which includes 27,794 m² residential and 48 m² retail, which led to a floor surface index of 15.37 -subject coverage of the property. The building would deliver 519 m² indoor and 599 m² outdoor applications that are arranged over the floor and the second floors.

Below the grade, the project contains 2.5 steps of the underground car park, a substfle of under P2 at the east end. The garage would record 64 places for residents, including 10 accessible rooms, and 5 for visitors. Three pick-up and delivery rooms are also included in the layout. The development proposes 272 long -term and 38 short -term bicycle spots, with 10 accessible public and 41 are equipped for electric bicycles.

The location is only 5 minutes on foot from Finch Station in line 1 and connects to the TTC-U-Bahn service, the Viva buses and a wide network of surface routes. The course of traffic in the region will also benefit from the future BEECROFT Road Extension, a Collector Road west of the Yonge Street, which is connected to the Greenview Avenue in Finch Avenue.

The proposal is followed by other projects and suggestions to intensify the Yonge and Finch area. The north of the location is proposed 40–48 hendon on 11 floors, while 30–36 Hendon 46. Southeast of the site, olive residences on 31 floors with new suggestions near 50 Finch East (21 floors) and 5576 Yonge (23 and 35 floors) are increasing. In the northeast, Plaza on Yonge is located in the construction of 32 floors with additional suggestions on the INEZ Court (32 floors), M2M owner apartments Block 3 (38 floors), M2M Squared (34 and 40 floors) and 5800 yonge, with four towers targeting 46 to 54 floors.
