41- and 43-Storey High-Rises Planned South of Mount Dennis Station

For 70 to 104 Brownville Avenue, two rental towers are proposed in Torontos Berg -Dennis -where Elysium Investments and Hepor SPV I LTD are looking for a rededication to enable buildings of 41 and 43 floors. The high-rise buildings designed by BDP Viereck would only be a few minutes' walk from the upcoming Mount Dennis station on Eginton Line 5 and fell in the protected large transit station. The proposal would increase south of the height and density (while more development activities in the West are concentrated).

The site is a meeting of 17 neighboring properties in the 70 to 104 Brownville Avenue, which return to real estate along Weston Road south of the Eglinton Avenue West. Each lot is currently occupied by a one- or two-story, detached apartment. The terrain is surrounded by low houses and two-story buildings with mixed buildings, while in the entire Go Kitchener Rail Corridor there is a planned Mutli Tower high-rise at the NO Frills location.

Weston Consulting submitted the city of Toronto to the developer an application for a zone division. The plan requires a six -story podium podium towers that anchor 135.1 m and 141.1 m. Overall, the project would provide 61,903 m² gross floor surfaces in a floor surface index of 16.58 times the cover of the 3,827 m² plot. The residents would be supported by four elevators in each tower, which corresponds to an elevator per 106 units and require high -speed engines for adequate response times.

The municipality is planned to accommodate 851 rental units without the office, retail or other commercial space included. Compared to the earlier concept before the application, the current design was refined to reduce the mass by steps and high numbers and at the same time maintain the same total density and the tower.

A total of 3,404 m² is planned for the equipment room and are between 1,902 m² indoors and 1,502 m² outdoors on the floor and on the seventh floor and outdoors on every roof outdoors. The convenience at the ground level would extend over a double height from the Brownville Avenue and the pops (privately owned publicly accessible space). At the northern end of the location, the 200 m² pops would extend the Barr Avenue sidewalk.

Below the class, two parking spaces deliver 124 vehicle rooms, including 113 for residents and 11 for visitors. For cyclists, the bicycle parking lot between 383 long -term stands on the second floor and 86 short -term places in the class near the entrance would be divided.

The area is about 250 m or about three minutes on foot from the upcoming Mount Dennis station, the western term of Eginton Line 5. The station is connected to the Kitchener line from GO and the UP Express, which offers the Union Station and Pearson airport directly and is also connected to several TTC bus routes. Bicycle connections are also planned via Barr Avenue and adjacent plots.

The proposal contributes to high -rise buildings in Mount Dennis, with a large part of the upcoming station. In the east, seven towers are proposed at 25 Photography Drive, which rise between 20 and 45 floors. Southeast, 955 Weston Road is looking for heights of 24 and 34 floors. Northwest is the construction of the 37-story Dennis in progress, while in the nearby proposals 35 floors in 9 Oxford, 46 floors in the 1151 Weston Road, 48 floors in 15 Hollis and a few 38 and 48-story towers in the 1175 Weston Road & 17 Locust Street belong.
