48-story condominium next to Eginton West (Cedarvale) station proposed
DiamondCorp and BV Realty Partners apply for a approval for a 48-story condominium that was designed by Arcadis, the highest template so far for the intersection of the Eglinton Avenue West and all road. The site in the 5 to 15 Park Hill Road in the neighborhood of Toronto in Forest Hill North would be removed from the Eglinton West station in a compact location in order to be renamed Cedarvale, with the Eglinton line 5. It is therefore positioned within the Cedarvale Major Transit Station.

The site puts five properties together in 5, 7, 9, 11 and 15 Park Hill Road on the east side of the road about 25 meters north of Eglinton Avenue West. The package is currently occupied by separate houses that would be torn down. In the north and west there are low residential streets with low living streets, whereby all roads are immediately east.

Over the years, mid-rise walks and “Tower in the Park” complexes formed a presence with a higher density, some blocks north of the site. Today, the mixture of free -standing houses, residential buildings and retail in the neighborhood offers the background to change the official plans of the developers, the change in the zone division and the applications for controlling location plan.
The proposal requires a single 48-story tower that reaches 161.8 m and rises from a three-story L-shaped podium that defines the Hill Road Frontage Park. City houses are planned along the northern part of the base. At the top the tower would be arranged with a 750 m² base plate and stepped down from the podium to create terraces outdoors.

A gross base area of ​​33,490 m², all residential buildings, would provide 505 condominiums with a floor surface index of 16.72 -times cover of the 2,041 m² plot. The amenities would be distributed on the second and third floor, including 1,050 m² of interior, which are connected to a 150 m² terrace on the second floor and an interior of 550 m² with a 272 m² terrace on the third floor.

The vertical circulation would be served by four passenger elevators, which creates a ratio of around one elevator per 126 units, for which high -speed engines are required for adequate service. A fifth elevator that is devoted to the shick between the garage and the second floor is also included in the plan.
Below the class, three levels of the underground car park are proposed that correspond to a total of 93 rooms, including 86 for residents and 7 for visitors. The bicycle parking spaces include 228 long-term and 51 short-term places as well as 10 public spaces.

The site is located directly west of the Eglinton West Station in line 1, which is renamed Cedarvale after the opening of the Eginton Crosstown LRT. The new station input of the Line 5 station is located directly south of the property. Several TTC bus lines also serve the intersection, including 32 Eginton West, 63 Ossington and 109 Ranee. The bicycle options include continuous bicycle traces along the Eglinton Avenue West and in the nearby paths that are connected to Ben Nobleman Park to the southeast.

If the 48-story tower were approved, it would set a new scale for the intersection of Eginton and everyone, with most of the immediate context remains low and medium-sized. There are several larger projects nearby, including a 25-story proposal in 1250 Eglinton West in the east, the 19-story 155 Elm Ridge, which is now under construction in the north, and a 33-story plan for 836 Roselawn in the north. In 1410 Eginton West, a 43-story tower is proposed in 1410.
