48-Storey Rental Tower Proposed Northwest of Islington Station

The city of Toronto was submitted to a proposal to bring a 48-story tower to the 4975 Dundas Street West in the Islington region in Etobicokokoke. The mainly residential building designed by B+H Architects for Hi-Lo investment with mixed use would be removed from the Bloor Line 2 underground station within several minutes within the Major Transit Station in Islington.

The property is the south side of the Dundas Street West between the Cordova Avenue and the Mabelle Avenue and is currently inhabited by a one-story trading center, which is embedded by a Dollarama and Willowbrae Academy Day Care with an associated parking space and a play area. The surrounding context reflects the transition of the region with older, plate -shaped residential buildings and low retail along Dundas in the north, institutional and multi -family -like residential buildings in the south around the Islington Junior Middle School and Mabelle Park. There is also a growing group of high-rise proposals and the youngest buildings closer to the subway station.

On behalf of the developer, Colliers Strategy & Consulting submitted the official plan and the applications for statutes for the zoning of the city. The building rises by 159.95 m and is planned with a 12-story podium that presents a two-story road wall along the Dundas Street West in front of a step.

The tower's base plate is proposed at 854 m², larger than the 750 m² that the city normally approves. The project would provide 647 rental units within 45,632 m² according to the total gross vode (GFA) for a floor surface index of 12.23 -fold cover on the 3,735 m² plot. Six lifts are included in the design, which corresponds to 108 units each and require a little faster than normal elevator engines to offer a quick service.

Of the GFA, 45,176 m² are dedicated to the living space, while 456 m² is intended for commercial use of grade uses that have used dundas in the educational business, shaded in the picture below. The equipment areas are planned indoors of 1,395 m² and 1,129 m² outdoors, whereby the interiors are concentrated on the second and third floor and are directly connected to terraces outdoors. There are additional outdoor amenities on the two -story base and on the roof of the podium on the 12th floor.

Three levels of the underground car park, which offer a total of 177 places, were divided between 128 and 49 for visitors as well as collection and collection via an entrance to Dundas Street. Bicycle storage is accommodated over 528 rooms, including 444 long-term and 84 short-term stands.

The tower would join a high -rise building that is already underway in the Islington station. In the east, Islington is planned in 35 floors in 1276, while in the north and northeast in the village of Amica Islington on 9 floors, 12 Cordova on 26 floors and in 20 and 27 floors is going on. Further suggestions are 4888 Dundas West on 25 floors and 4875 Dundas Street West on 45 floors, while southeast of the site, 25 Mabelle, requested an approval for a 49-story tower.
