Planning for a dense, more populous Burlington is recently submitted for a location in the Aldershot district of the city. A 25-story mixed usage storm was designed by Chamberlain Architect Services for Losani Homes and would climb southwest of Aldershot Go Station and within its most important transit railway area and connect future residents to quick transit options on Toronto or Hamilton and beyond the regional rail.

The site in the 127 Plains Road West is located in the northwestern corner of Plains Road West and the Howard Road. On the corner plot there is currently a two -story building with a mixed building with commercial units, the four residential units over it and backwards. The area includes the employment areas in the north, in retail and retail in the east and west as well as an apartment in the south with a low border.

This proposal follows a number of consultations before the examination, including a presentation in front of the Burlington Urban Design (Bud) Review Panel in May 2024. In response to feedback, several important revisions for the early concept were made. Remarkably, the original parking lot above the class in favor of the park was completely removed underground, the tower height was reduced by two floors while maintaining the number of units, and the retail surfaces were consolidated in the grade.

On behalf of the developer, the MHBC planning has submitted official planning and zone division to the city of Burlington. The tower rises to a height of 81.14 m and offers a 5-story podium and delivers 240 residential units over 475 m² of retail surfaces. The entire gross base area would measure 31,860 m², including 31,385 m² residential area, which results in a floor surface index of around 11.8 -fold cover for an amount of approx. 2,700 m².

The residents would be served by three elevators, which corresponds to an elevator per 80 units, which indicates fast response times. Extract areas are planned both in the 6th and on the 24th floor and indoors at the mechanical penthouse level. Building details such as the final mix of uniforms, retail configurations and amenities must be confirmed by a future application to control the location plan.

A three-story underground garage would house 156 residential and four visitor parking spaces. The application determines that the bicycle parking lot is provided at a speed of 0.5 fields per unit.

The area is about 1.5 km from the go station removed ETWA for 20 minutes on foot, 10 minutes bus ride or a 5-minute drive. The transit service includes Burlington Transit Route 1, whereby a stop directly in front of the site with the Burlington Center and several Go stations and the Route 4 in the Waterdown Road with the service to Aldershot Go and in the city center of Burlington 500 m. The Plains Road West also has a recently added cycle route and continuous sidewalks on both sides and connects the terrain with nearby paths.

This proposal is followed by a growing group of nearby suggestions. Immediately west of the site, 153 Plains Road West is proposed on 12 floors, while Emery Avenue 1020 demands the towers of 11 and 19 floors. East of Waterdown Road are several high-rise buildings in the pipeline, including 1026 Cooke Boulevard on the 24-Storeys, 1033 Waterdown Road in 29 floors and 1047 COOKE Boulevard with Twin Towers, which rise by 30 and 32 floors. Other suggestions include 2 masonry dishes in 35 floors and station west phase 2 with three towers of 30 to 34 floors.
