Why Americans love gated communities

American Gated Communities have developed into a variety of budgets, lifestyles and needs. They are not only a refuge for pensioners or ultra-rich, although these communities are still widespread.

Florida and California have the highest number of closed communities, partly due to weather and space. Pensioners in particular chose Florida in the 1970s due to the lower taxes.

CNBC toured three closed communities in Palm Beach County, Florida. The most sought-after quarters have amenities such as golf access, water access or “concierge life,” said Lindsey Tronolone, broker at the Jupiter group at Compass.

“The market changes for closed communities that really have these first -class amenities,” she said.

While security remains an essential and desirable feature, it is not emphasized in the United States as strongly as in other countries in which the rates of violent crimes are higher. Some goals in the USA are occupied, others are not.

“I think it is a little less associated with an actual security requirement and more to control access to the community,” said Peter Dennehy, Senior Vice President for Consulting at John Burns Research and Consulting.

Gated communities usually have homeowners' associations that collect and enforce fees. There can also be additional membership fees for the use of facilities. And houses in gated communities are on average between 5% and 10% more expensive than similar houses in the same area or in some of the most sought -after cities, according to Dennehy, up to 10% to 20%.

HOA fees for the three municipalities who visited CNBC were enough for maintenance and amenities. The first municipality, Bay Reach, has a monthly fees between 500 and 800 US dollars. The second PGA National requires 915 US dollars annually and additional fees between 76 and 950 US dollars a month. The third, Frenchman's reserve, asks between 2,770 and 5,050 US dollars quarterly. None of this includes membership fees.

However, these houses also tend to have higher value rates.

“Every HOA is different, but in the well -maintained, popular, people come back again and again. That's why houses quickly sell the market,” said Tronolone.
