City council July 2025 zone permits: 4,000 units centrally and western

Twelve development applications solved the city council in July 2025 in Etobicoke, Midtown and in downtown Toronto and pave the way for over 4,000 new residential units. The approved projects are high from a 12-story infill to a 63-story tower and introduce new public amenities, including a 1,000 m² park in the Spadina Avenue and in the Adelaide Street West.

Downtown & Parkdale

101 Spadina Avenue
The city council has approved an increase in the height and density of 101 Spadina, which were previously approved on 39 floors and have now been approved at 50. Designed by Audax Architecture with Turner Flescher architects as architect of Rekord for Devron's developments.

2 Cawthra Square
The approval was granted for a 63-story mixed use development on the 2 Cawthra Square east of the Barbara Hall Park in the village of the church in Toronto with condominiums, tenant substitute accommodation and two-story municipal areas. The tower was designed by ZAS Architects for BV Realty Partners and includes a 475 m² community component that is delivered as a non -cash benefit in accordance with the planning law.

126 Avenue Road
The Council has approved a proposal for the 126 Avenue Road, an 11-story mixed use development in the northwestern corner of Avenue and Bernard in the appendix. The building developed by Icon Architects for the development of Taheri would increase by 41.14 m and include condominiums, tenant replacement accommodations and retail on the ground floor. Admission also covers the application for rental apartments and enables the demolition and new building on designated cultural heritage properties.

The city council approved coolers, a development of buildings that rise between 9 and 29 floors in the northwestern corner of Duffer Street and Melbourne Avenue in Parkdale. The project was designed by Sweeny & Co Architects for a joint venture between Hullmark and BGO (Bentalgreenoak) and would bring 768 residential units to the location that contains cultural heritage.

Midtown Toronto

25 Imperial Street
The city council approved zoning statutory changes for the 25 Imperial Street, a 21-story condominium and the building from BDP designed by BDP Quadrangle for Resident (formerly Plaza Partners). The building would increase by 72.25 m with 247 residential units. The approval is conditional, subject to the updated requirements for wind reduction and the obligations to the inauguration of Parkland.

1711–1741 Eglinton Avenue West
The planning permit was made for 1711–1741 Eglinton Avenue West, a 39-story condominium, which was designed by Kirkor Architects for Shelborne Capital, a short walk from Fairbank Station on the Eglinton line 5. The tower with 427 units, including 8 tenant set units, from 134.35 m and 423 units 423, designed. The approval contains recommendations in connection with wind reduction and parking land.

1675–1685 Eglinton Avenue West
When the approval for 1675–1685 Eglinton Avenue West granted a tandem proposal with the adjacent Eglinton-West from 1711-1741, a 37-story, 129.75 m high mixed use development with 75 tenant set units, which was designed by the Kirkor architecture for the stallion orgorium. Shifting and community performance fees are part of the proposal.

284 Lawrence Avenue West
The city council approved an application for a rental apartment for 284 Lawrence Avenue west east of the Avenue Road. The couple of mixed buildings with mixed buildings with mixed buildings of 665, which were designed by Turner Fleischer Architects for First Capital, were first proposed at 12 and 14 floors. They were approved with 15 replacement rentals by an agreement that was ratified at the Ontario Land Tribunal.

19 Alexandra Boulevard
The city council approved the official plan and the zoning changes for 19 Alexandra Boulevard directly in Alexandra and Yonge Street, a 13-story senior residence and tenant set building, which was designed by Montgomery Sisam Architects for AMDEV Property and Rockport Group. The project comprises 237 units, 31 of them, which were replaced, and a contribution of 950,000 USD, section 37, 205 m² Parkland Engagement and restoration of the Yonge-Alexandra gates.

West Toronto & Etobicoke

1705 Weston Road
The Council approved Weston Road in 1705, some blocks of houses south of the Lawrence Avenue in Weston, with new requirements of the retail and landlord. The 43-storey mixed usage storm designed by Graziani + Corazza Architects for altree developments would increase with 559 residential units by 146.37 m, including 15 tenant substitutes and 6 affordable rentals. The Council also approved provisions in connection with the Lieu payments of the bicycle park slate.

1276 Islington Avenue
1276 Islington Avenue received approval for a 35-story, specially built Infill rental tower, which was designed by Kirkor architects and planners for Ranee Management in the Islington village sector in Etobicoke. The building would increase to 114.35 m and contain 363 rental units, from which 366. The Council also secured protection and upgrades for the existing 202 units of rental building on site, including vehicles and bicycle parking spaces as well as access to amenities.

4241 Dundas Street West
The approval for 4241 Dundas Street West, a 12-story condominium building with mixed use, was designed by Jahan more architects for Marlin Spring Developments. The building would increase by 43.3 m and contain 318 residential units, from 274 units, 10 floors and 36.85 m. The site comprises three properties between the Royal York Road and Prince Edward Drive at the northern end of the district of Kingsway.
