A federal loan of 81.5 million US dollars was announced today to support the construction of 159 new rental apartments in Bathurst Street and Douglas Avenue. The Medallion Corporation develops Vivant in Bedford Park with funds via the Apartment Construction Loan Program (ACLP) of the Canada Mortgage and Housing Corporation. The 9-story mid-rise designed by Arcadis begins with the construction in the Ledbury Park district of Toronto.

Vivant in Bedford Park is one of the recent projects that benefit from the ACLP, a main component of the Canadian national housing strategy, which is supported with a low interest rate financing of $ 81.5 million. The financing, which is delivered via the Canada Mortgage and Housing Corporation (CMHC), takes place at a time when the new rental supply in Toronto remains a central challenge.
The financing was announced during a public event that took place at the project location and was visited by the Minister for Housing and Infrastructure in Gregor Robertson and Medaillon representative. At the announcement, Robertson emphasized the role of the project in fulfilling affordable residential needs. “This project will create more rentals for people who live and work in Toronto, and is an example of what is possible if we strive for residential struts,” he said.
“The continuous commitment of the CMHC for the apartment building loan program is of crucial importance for the construction of affordable rental houses that this community and Toronto urgently need,” added the CFO of Medallion Corporation, Scott Cryer.

The ACLP is part of a wider national housing strategy of 115 billion US dollars, which aims to expand the Canadian range of housing to the entire range of needs. Since the start, the program has committed loans of more than 23 billion US dollars to support over 59,000 new rental units nationwide. Vivant in Bedford Park joins a growing list of projects that use the program to provide stable, long -term rental apartments in high -quality urban areas, with the focus on households and growing urban centers such as Toronto. Vivant is also one of six new rental buildings that Medaillion is supposed to deliver in the GTA shortly. Other projects run in Toronto, Ajax and Oshawa.

The recent updates of the ACLP have expanded their reach and flexibility and enabled applications for student and senior apartments and at the same time eliminated minor energy or access thresholds in favor of a more comprehensive affordability and social results goals. With Medallion project in North York, which is now under construction, the financing helps to accelerate the delivery of specially built rents and at the same time minimize the tax burden by fully repaid loans with low interests.

The site comprises 3101 and 3157 Bathurst Street and occupies the full block along the east side of Bathurst between Douglas Avenue and the Bedford Park Avenue. The southern part of the location comprised an area of 2,823 m² and was in a six -story office building that was empty for about a decade and was demolished this spring. The site is located in the Ledbury Park district in North York and is three blocks north of the Lawrence Avenue West. There are TTC bus lines along Bathurst and Lawrence, whereby the location is about 1.6 km or 23 minutes on foot from Lawrence West station at the University of Line 1 of Lawrence West Station 1.

The site was first moved in 2012 to enable a 9-story building with a mixed usage building with a senior residence and office space. After the efforts to secure a home operator of seniors were unsuccessful, Medallion published the program and pursued a minor deviation in 2020 to convert the use in standard rental apartments. The proposal approved at the end of 2021 was subjected to several rounds of the approval revisions of the location plan, whereby updated plans and studies were submitted between 2020 and 2025.
With the zoning, the Brown Dryer Barristers & Solicitors recently submitted a revised application for approval permission to the city of Toronto on behalf of the developer to treat the final details. It rises to 31.1 m and contains 159 specially built rental units in an a total of gross floor surface of 13,930 m² for a floor surface index of 4.98. The design includes two lifts that are transferred to an approximate ratio of one elevator per 80 units, which indicates the input prompt times.

Below the class, a two -stage underground garage offers 97 parking spaces for residents and 35 for visitors. There would be 98 long-term and 25 short-term places for cyclists.

A larger renovation is also proposed nearby, with the renovation of the Lawrence Plaza location on the northwestern corner of Bathurst and Lawrence seven towers of 12 to 40 floors. Vivant in Bedford Park is expected to be completed in autumn 2027.
