Bill Gates Continues to Pare Down His Lakeside Compound Near Seattle

Bill Gates appears to have a buyer for another property on his massive lakefront property in Medina, Wash, a suburb of Seattle.

A midcentury home next to his 66,000-square-foot high-tech mansion called Xanadu 2.0 on Lake Washington was put on the market in early February for $4.799 million. And in mid-February, the listing overseen by Kim Florence of John L. Scott Real Estate showed a sale was pending. Ms. Florence did not respond to a request for comment.

Mr. Gates, co-founder of Microsoft in 1975, began building his gated community in the late 1980s, buying up various houses and properties, apparently in an effort to maintain privacy. He bought the home, now likely under contract, for $1 million in 1995, about a year after his marriage to Melinda French Gates. Several renovations have taken place there over the years, property records show, including the addition of an expansive patio.

The 2,780 square meter house sits on a 0.4 acre lot. It has four bedrooms and two and a half bathrooms, as well as breathtaking views of the lake and, from a distance, the Olympic Mountains and the Seattle skyline.

In 2024, Mr. Gates sold another four-bedroom midcentury home on a slightly larger lot that was part of the estate for $4.85 million. This property also found a buyer within a few days.

The Mediterranean-style structure overlooking the Gulf of Mexico was built in 2009 on an area of ​​0.14 hectares. It is approximately 5,400 square feet and has five bedrooms, five full bathrooms and two half baths. The master suite features a sitting area, a large dressing room and a balcony, one of seven in the house, each offering panoramic beach views.

The fully restored house, known as the Charles Green House, was originally built around 1742 and had extensions added in the 1950s. The total living space is nearly 3,700 square feet and includes five bedrooms and five bathrooms.

The four-hectare property with views of the meadow and access to riding trails also includes a so-called party barn, a pool and pool house as well as three horse boxes with a tack room and three paddocks.

Mr. Simms, who has owned the home since 2019, was a quarterback in the National Football League and played for the Tampa Bay Buccaneers, Denver Broncos and Tennessee Titans before beginning a career as a sports journalist. He currently works for NBC Sports.

In 2024, they paid $72.25 million for a larger home: a 12,552-square-foot waterfront mansion on more than half an acre with nine bedrooms, nine full bathrooms and four half-baths. The couple did not respond to a request for comment.
