Cladding Progresses at 400 King West in the Entertainment District

Since UrbanToronto's last update in August 2025, when 400 King West was completed, installation of cladding has progressed along the entire building envelope. Designed by BDP Quadrangle for Plaza, the mixed-use residential tower spans 49 floors at the intersection of King Street West and Charlotte Street in Toronto's entertainment district.

In September 2025, this close-up shows the thicker roof slab along the south façade, which formed under a possibly run-over elevator and was not included in the plans or renderings of the building at the time of approval. Unlike other condo towers in Toronto, the top three floors here consist of a mix of one- and three-story penthouse units, with the top two floors providing some space for HVAC equipment.

Looking west from King Street, a strip of rectangular paint patterns was applied to the exposed concrete wall along the east facade behind Shoppers Drug Mart. The samples test a range of shades directly on the concrete wall and illustrate how to evaluate finish selection under real lighting before selecting one for full application. Above this, white precast concrete slats extend up to the 39th floor on the east facade. The window wall system is installed on the 31st floor on the east side and features dark mullions, black parapet panels and louvers.

A month later, this view confirms the completion of the podium surface selection: the exposed concrete wall is now coated with a lighter reddish-brown shade that matches the brick cladding installed above and along the south facade. The tower's white panels extend to the 45th floor, while the window wall system extends to the 35th floor.

Meanwhile, progress continues along the west facade, where areas of previously exposed green weatherproofing at the podium have been gradually replaced with finished cladding. Brick-clad precast piers now frame large glazed openings fitted with the dark window wall system, whilst sections of bare concrete balcony slabs are still visible on the upper podium levels. On the ground floor, the podium's retail and residential entrances are framed with copper-colored metal cladding.

This distant view in November 2025 shows the elevator spillway, now made entirely of concrete. Along the south facade, the tower's white precast section extends to three stories below full residential height – these penthouse floors will feature a special cladding treatment when completed – while the window wall system sits eight stories below, interspersed with vertical stacks of projecting concrete balcony panels.

Looking southeast this month, the north facade showcases 400 King West's bright vertical presence within the skyline, with white precast cladding contrasting with the darker facades of its neighbors. The window wall system is now installed up to around the 40th floor. Above the 46th floor, vertical stripes of white prefabricated elements mark the end of the white cladding. The top three levels will feature a striking crown articulated with Acrynar-Rosset aluminum panel cladding.

400 King West is 164.58 m tall and will house 630 condominiums.
