In the entertainment district of Toronto, the construction of the 73-story East Tower of Forma continues. In the meantime, the 84-story west tower was recently revealed to the city to increase the residential area of the residential building (GFA) and at the same time remove the office space from the office. The partners designed by Gehry with Adamson Associates as architect of Record are developed by the Great Golf, Dream Unlimited and Westdale Properties team.

Since the last update of urbantoronto in May 2025, the construction has now reached the 10th floor of the eastern tower. This view looks at the northwest of David Pecaut Square and captures the concrete concrete walls and plate edges that define the structural framework of the emerging living values. A closer column network and reduced heights from soil to the ground are now visible over the sixth floor. A red concrete boom pump is behind the top shell line next to the white luffing-jib crane of the location, which hovers over the large weather protection screens with the forma branding.

The western increase from all over the King Street shows the step transition between the podium and tower, with the stimulation of the sixth floor creating a terrace outdoors on the northwest corner. On the southern height to the right, we can see steel posts installed behind the hoard, which finally support the glazing.

In the meantime, Bousfield's revised official plan and zoning applications have submitted on behalf of the developers for phase 2, which would adapt the internal program of the west tower of the approved 84-story mixed building. While the overall height, the outdoor design of Gehry Partners and the entire gross vode area of 112,000 m² remain unchanged, the revised plan suggests that the interior within the podium floors of the west tower is supported by a full apartment of a program focused on residential building. The GfA of the housing estate would rise from 83,124 m² to 101,150 m² and add 234 units. This expansion is achieved by converting levels 3 to 10 from the office into resident.
Revised plan on the third floor, which was designed by Gehry Partners for Great Golf, Dream Unlimited and Westdale Properties
In the revised application, only 721 m² of new, not kept in use, would be kept in the use of non -residential areas, which marks a significant shift compared to the earlier 28,581 million not resident GFA. The equipment area would increase by 325 m² to 3,634 m² to reflect the additional density. In tandem with the GFA adjustments, the number of unit for the west tower would increase from 1,170 to 1,404, whereby the application determines that this corresponds to the gates of the apartment offers in the downtown core.

The parking commissions would be reduced and re -configured, with 161 rooms being proposed to be at the underground level of the new tower and another 54 in the princess of the Wales Theater Garage. The updated application also leads flexibility for further reductions in the minimum park through a change in zoning.

After completing the East Tower of Forqua, 864 residential units will increase by 262.8 m, while the proposed West Tower would reach the status of a superstall at 308 m.
Urbantoronto will continue to pursue progress in this development. In the meantime, however, you can find out more about this from our database file linked below. If you want, you can join the conversation in the associated project forum thread or leave a comment in the room provided on this page.
