Since UrbanToronto's last update earlier this year, construction on Galleria III has advanced to its final stages, and the tower is now nearing completion as occupancy approaches. Designed by Hariri Pontarini Architects for Almadev Inc., the 31-story building on the southwest corner of Dufferin and Dupont Streets in Toronto's West End is the next residential component of the Galleria on the Park development, which already includes the completed Galleria 01 and 02 and the new Wallace Emerson Community Center currently under construction.
This close-up photo from March 2025 shows the first layers of aluminum panels installed over the insulation, some still covered with protective plastic. The window wall system is mostly in place, with dark mullions and slats, while columns of projecting concrete balcony slabs await cladding.

A top view from June 2025 shows the tower erected, the crane missing and the red mobile crane brought in to remove it. Dark metal cladding is installed on the western façade up to the 23rd floor, while blue and white weatherproofing and exposed insulation panels characterize the upper floors. In the foreground under the roof of the remaining part of the Dufferin Galleria Mall. The demolition will take place once the businesses operating there have had the opportunity to move to the new buildings on the site.

From August 2025, work at the base will focus on completing the podium shell and retail frontage. Curtain wall panels are installed on the first two floors, with blue weatherstripping on the edge of the panel between the ground floor and second floor. Above, the red brick podium features projecting concrete balcony slabs fitted with metal railings visible on the curved third floor balcony at the rounded corner.

The Flatirons-inspired massing can be seen in full on the other side of the intersection of Dupont and Dufferin. Insulating panels remain free along the north facade, where slats and the final cladding still need to be attached. The residential tower rises above it with a series of curved concrete balconies on the bull nose.

Looking east along Dupont Street, this month the construction elevator from the south facade was completely dismantled and the cladding now extends continuously across the entire building, leaving an open section at the southwest corner of the mechanical penthouse. Metal balcony railings are installed on all living levels, while glass railings line the podium terraces, which serve as leisure areas.

Galleria III has an area of ​​112.4 m and will contain 427 residential units.

Buildings in blocks 3 and 4 will be added in future phases, ultimately making the entire residential complex consist of eight towers and a total of 3,014 apartments.
