Elysium Investments and Oikoi Living have submitted plans for a 69-story rent tower in 164 to 168 Isabella Street, a project that would be among the highest suggestions in Toronto's Upper Jarvis area. The development designed by Studio JCI would change over preserved, changed facades of two cultural houses from the 19th century in front of the location. The site is located west of the Sherbourne Street and is only a few minutes' walk from Sherbourne, Wellesley and Bloor -yonge -U -Bahn stations.

The development location brings together 164, 166 and 168 Isabella Street, three properties on the north side of Isabella west of the Sherbourne Street. The package is currently occupied by late 19th century houses: a two-story apartment with 168, which is now active as a living room with 26 rooms, and a few semi-detached houses in 164–166 with 38 rental units. The Upper Jarvis district around the site mixes cultural houses with newer towers. Further north and east are clusters of residential buildings Central and high-rise buildings.

164 and 166 Isabella Street are listed in the Heritage Register of the city, and 168 Isabella Street is named under Part IV of the Ontario Heritage Act. Both date from the late 19th century and remain in the residential building today. The proposal provides to move these buildings closer to Isabella Street and integrate them into the podium of the new tower. The nature conservation work monitored by GBCA architects would restore lost characteristics, including a wooden veranda of 164–166 and a balcony in the third booth with 168.

In the name of the developers, Weston Consulting submitted official plan and zoning applications for changes to the city of Toronto. The tower rose to 233.7 m and sat over a podium with the moved cultural practitioners on the side of the road. The building is planned with a coarse floor area of ​​46,434 m², which results in a floor surface index of 26.36 -fold cover for the 1,760 m² assembly, all of which are dedicated to living use.

The project would deliver 627 market times rental units and 33 tenant substitutes from the existing housing stock. Plans for equipment include 2,237 m² indoors and 412 m² outdoors. Interiors would be distributed over the first four levels and the 69th floor, whereby the amenities outdoors concentrate on the 4th and the roof level.
The vertical circulation would be treated with six elevators with an average per 110 units, which indicates that fast-normal speed engines would be required to offer immediate service. No parking spaces for vehicles with four visitor parking spaces on the surface level are planned. In the two -story underground garage, 298 long -term and 76 short -term bicycle parking spaces and 10 publicly accessible places were accommodated in the class.

The area is about 400 m from Sherbourne Station on Bloor-Danforth Line 2, whereby Wellesley and Bloor-Yonge stations on Yonge Line 1 are on Yonge Line 1 within a 15-minute walk. The TTC bus lines also serve the area, including the 94 Wellesley and 75 Sherbourne. Dedicated bicycle traces along Bloor, Sherbourne and Wellesley link the location to the city's cycling network.

Several high -rise buildings for developments signal growth in Upper Jarvis and St. James Town. In the south, the proposals 10 Huntley in 45 Storeys, Jarvis & Earl Place count on 58 floors and 5 Huntley on 63 floors, while towers of 69 floors in Isabella Street 135 and 137–141 are proposed. Huntleysselby with towers of 58 and 63 floors as well as a 63-story proposal in 350 Bloor East are planned northwest of the site. In the north, the building on Burke's ownership apartments (53 floors) and the Bourne (56 floors) and 576 Sherbourne (also 69 floors) rise.
