Located in the heart of Toronto's upscale South Hill neighbourhood, Maison 77 Clarendon has now been completed, marking a significant milestone for this exclusive project by Menkes Developments. Known for its high-rise buildings in Downtown Toronto and beyond, the developer has cemented its reputation by managing both large-scale projects and smaller boutique projects such as this 5-storey luxury boutique condominium complex. Designed by Richard Wengle Architect, the building blends traditional pre-war architectural motifs with modern design elements. Located at 77 Clarendon Avenue, just east of Russell Hill Road and adjacent to Sir Winston Churchill Park, it is one block south of St. Clair Avenue West and offers scenic views of the nearby ravine.

UrbanToronto last visited the site late last year, when underground work was progressing steadily. Looking southeast in June 2024, the building has now reached its full height of five storeys, with the tower crane still in place on the east side (see image below left). The construction elevator is on the west side of the north facade, next to the corner balconies. A white vapor barrier has been installed on the first three floors, while columns of masonry cladding are visible above the fourth floor setback.

This month we take to the skies for an aerial view. The building is complete and the tower crane has now been dismantled. Work in progress on the mechanical penthouse level is visible in the centre of the roof. The building's setbacks from Clarendon Avenue and Russell Hill Road are clearly visible, while the lush ravine behind the building and the impressive downtown Toronto skyline provide a picturesque backdrop.

In this detailed view of the south facade of Maison 77 Clarendon, the upper floors rise above the tree line, revealing the massing of the building with a series of setbacks and projecting balconies. These design elements reduce the visual mass as the building rises upward. This facade is designed with floor-to-ceiling windows that provide expansive views of the surrounding greenery. Smaller balconies are visible on the left, embedded in the notched massing of the west side. Materials on the roof indicate ongoing work on the mechanical penthouse, with installation of a waterproofing membrane on the roof underway.

In this southwest-facing view, scaffolding can be seen along the east facade, with construction materials and equipment scattered throughout the site. The top two floors along the north facade are currently clad in masonry. The arched lobby entryway is under construction. A prominent concrete band delineates the fourth floor and will later serve as balcony protection and support a frieze. Large windows framed by bronze-colored metal mullions and spandrels punctuate the facade. As cladding work continues, the white vapor barrier on the first two floors will be covered with blue insulation.

Following completion of the vertical construction and work on the building envelope, Maison 77 Clarendon will be 22.1 m high and will offer 20 exclusive suites in the prestigious South Hill district.
