Plans have been submitted to the City of Toronto for the South Village phase of Bayview Village, advancing QuadReal Property Group’s broader vision to transform the long-established shopping center at Bayview Avenue and Sheppard Avenue East into a complete, mixed-use community. The proposal seeks changes to the official plan and zoning regulations to allow for two residential towers of 44 and 52 floors, designed by Hariri Pontarini Architects, directly connected to the Bayview station on the Sheppard Line 4. Designed as the southern gateway to the 22-acre master-planned site, South Village would introduce new housing, expanded retail and a network of public spaces.

The Bayview Village community occupies a prominent location on the northeast corner of Bayview Avenue and Sheppard Avenue East in North York, with the South Village fronting Sheppard on the southern edge of the site. A comprehensive master plan by Giannone Petricone Architects envisions the 22-acre site as two distinct neighborhoods connected by the existing retail core. North Village, currently under construction, represents the first phase of this transformation and includes a 23-story residential tower alongside two mid-rise buildings, a new outdoor shopping promenade and a 3,725 m² public park. The South Village phase is planned for the southwest corner of the site next to the Bayview subway station.

The South Village application covers 1.45 hectares and would deliver a total of 77,341 m² of residential gross floor area and 4,667 m² of non-residential area, resulting in an area index of 5.67 times the coverage of the southern development site. The interior space would total 1,614 m², complemented by 1,698 m² of outdoor space, with a planned city park and adjacent POPS (Privately-Owned Publicly-Accessible Space). Below grade, three levels of parking would accommodate 316 resident spaces and 165 commercial and visitor spaces, with direct access to the Bayview TTC subway station. Active transport is supported by the provision of 732 bicycle parking spaces.
The proposal’s design consists of two residential towers rising above a shared seven-story podium with 44 and 52 floors respectively. The podium would be set back from the street to expand public space and create an active and comfortable street-level environment along Sheppard Avenue. Ground-level retail spaces and outdoor terraces would enliven the sidewalk. Above, the towers have been refined into slimmer profiles with improved spacing, allowing for better views of the sky and a less imposing presence along the corridor. On the north side of the building, a clearly defined porte cochere would serve as a double-height residential lobby, providing a strong sense of arrival.

A network of POPS would expand the broader public space strategy. The project is directly adjacent to a new urban park and publicly accessible open space envisaged in the master plan and would contribute to a total of 1.2 hectares of parkland across the site.
The development includes a direct, weather-protected connection to the Bayview Station on Sheppard Line 4, connecting residents and visitors directly to the TTC’s citywide network and the regional GO transit system.
South Village offers 1,074 units in a mix of suite types with an emphasis on efficient, streamlined floor plans with generous outdoor space. One-bedroom and one-bedroom-plus-den units together make up just over half of the total, while two-bedroom suites make up about a third of the total. The average suite size ranges from approximately 520 square feet for one-bedroom units to approximately 890 square feet for three-bedroom units, resulting in an average total unit size of 654 square feet.

South Village fits snugly into the existing Bayview Village shopping center and builds on the mall’s extensive retail renovations already underway.
The redevelopment of Bayview Village is part of QuadReal’s growing portfolio of large, mixed-use communities.
