The Frederick Condominiums Topped Off in Leaside

In Leaside, The Frederick Condominiums building was completed and the crane was dismantled. Designed by Arcadis for Camrost-Felcorp, the 28-story tower is part of the Upper East Village community east of the Eglinton Line 5 Laird Station.

From Brentcliffe Road, the tower had risen to around the 27th floor in July 2025. White prefabricated aluminum louvers and installed glazing extended approximately to the 16th floor, framing the window wall system. At the podium and lower levels, the façade features extensive blue weatherproofing in preparation for the installation of limestone veneers and prefabricated cladding, while the first three floors have pre-hung glazing and parapet panels in place.

A month later, newly poured concrete walkways began to define the public park on the eastern edge of the site with freshly leveled planting beds. Behind a raised wooden deck, limestone cladding panels are installed around large-format curtain wall glazing on the lower levels. A temporary scaffolding provides access for crews.

The tower was completed in October 2025 and the mechanical penthouse was created. White panels and the window wall system extended up to about the 21st floor.

By February 2026 the crane had been removed. The residential tower was largely enclosed, with glazing, parapet panels and prefabricated aluminum louvers. On the lower levels, the red brick cladding had extended across the podium and transition floors, rising at varying heights to create a stepped, textured façade. The mechanical penthouse remained in exposed concrete awaiting final cladding treatment, while the balcony glazing and guardrails appeared to be mostly complete except for a few upper floors.

This month, the mechanical penthouse is now partially enclosed, with sections of white aluminum louvers and paneling installed. The construction elevator is still attached to the west facade. On the residential floors the window wall system is almost complete and most of the corner and inset balconies have received their glass railings, with only a handful of upper floors on the left still awaiting installation. At the base, the prefabricated brick podium is nearing completion. A mast climbing work platform is positioned along the facade to facilitate final installation of masonry panels and details.

In this close-up, the building’s material hierarchy is clearly expressed, as the podium transitions from plain limestone to prefabricated red brick on the middle floors before merging into the glass and aluminum tower above. The lower floors feature large-format curtain wall glazing set in limestone frames, while the brick cladding above is arranged in a grid of vertical piers and recessed bays. Above, the tower’s window wall system, parapet panels and white prefabricated aluminum louvers are installed entirely along the visible facades.

The Frederick Condominiums are 100 m in size and will house 301 residential units.
