Three 20-Storey Towers Proposed at Eastgate Square in Hamilton

Plans to redevelop Hamilton’s Eastgate Square shopping center will see three 20-storey towers built on part of the site. Designed by BDP Quadrangle for Harrison Equity Partners, the “Block 6” proposal is part of the larger redevelopment of the Eastgate Square property in Hamilton’s Eastgate district, where a master plan calls for 19 towers of up to 20 storeys alongside retail stores, community spaces and new public spaces.

The mixed-use project, positioned adjacent to the proposed Eastgate terminus of Hamilton’s B-Line LRT, will be considered by the city’s Design Review Panel on March 12, 2026, as one of the first development blocks to be unveiled within the larger mall redevelopment area.

Eastgate Square is largely an enclosed mid-block shopping center surrounded by surface parking, with a few detached buildings and a Hamilton Street Railway (HSR) bus station accessible via Queenston Road. This proposal is for a 9,460 sqm site on the northwest corner of Queenston Road and Centennial Parkway North and currently includes a beer store building slated for demolition and surrounding parking areas. There is a mix of commercial space and low to mid-rise residential buildings in the area.

Eastgate Square opened in the early 1970s and long served as a major retail and community hub for the eastern neighborhoods of Hamilton and the now-merged Stoney Creek. In recent years, the owner has been planning a large-scale redevelopment as demand for housing throughout the greater Golden Horseshoe area has encouraged the intensification of underutilized commercial space. Early concepts released in 2022 envisioned a much taller skyline with towers of up to 42 stories. A revised draft subdivision plan submitted to Hamilton’s planning board in December 2024 scaled the proposal to 19 residential towers ranging from 16 to 20 storeys.

The plans for Block 6 envisage a mixed-use development with three residential towers, each 20 storeys high and 75.75m high, arranged over a shared five-storey podium. The towers would be positioned to frame the corner, maintaining the recommended tower spacing of approximately 25m. Tower floor slabs of approx. 800m² are planned. Within the podium, a two-story passageway would break up the mass of the building’s base.

As part of the overall development, the project would create 696 residential units with a total gross floor area of ​​51,667 m². Of this, 49,728 m² is for living space and 1,939 m² is for non-residential use. This includes approximately 1,174 m² of commercial space and 765 m² of communal space.

Each tower would be served by three elevators, equal to about one elevator for every 77 units, meaning short wait times during normal operations. Parking would be located in a three-story underground car park that would provide a total of 696 parking spaces for vehicles, including 659 parking spaces for residents and 37 parking spaces for visitors.

The site is adjacent to the planned Eastgate terminus of Hamilton’s B-Line LRT, which will run along Queenston Road. Plans for the wider redevelopment also include relocating an HSR bus terminal within the new development blocks. Additionally, the recently opened Confederation GO station approximately 1 km north of the site provides rail service from Lakeshore West to Toronto’s Union Station.

The east end of Hamilton continues to develop. To the east, 928 Queenston Road calls for a 14-story residential building, while to the north of the site, plans for 150 Centennial Parkway North call for a 15-story building, alongside a 17-story proposal for 2481 Barton Street East, and the Parkway Plaza redevelopment calls for four towers of 17 to 20 stories.
