Topped-Off 315 Spadina in Chinatown Being Transformed by Bricklaying

Since UrbanToronto's last upgrade in April 2025, when 315 Spadina Avenue was just reaching mid-level, the 14-story rental tower now sits atop Toronto's Chinatown district. Masonry work has progressed in recent months on the mixed-use project designed by Montgomery Sisam Architects for Podium Developments to replace a series of low-rise commercial buildings on the northeast corner of Spadina Avenue and D'Arcy Street.

Looking east across Spadina Avenue in July 2025, the first levels of masonry were installed along the north facade. At the top, a suspended work platform, supported by pairs of double-mast climbers, extends outward to allow the masons to continue their work.

Looking southeast in September 2025, masons climbed to the sixth floor on the west facade, while mast climbers and hanging platforms were positioned on the seventh floor. The second level remains covered with a white weatherproof membrane and marks the future location of the architectural stone and granite base that will define the storefront along Spadina Avenue. Floors three through six are wrapped in an orange-red gradient pattern that matches the building's warehouse-inspired design.

By early October 2025, the lower part of the western facade will be completely clad in brick. The upper floors will feature gray metal panel cladding, transitioning to white cladding on the upper floors. The construction elevator and crane are positioned side by side along the south facade and dominate the view. To the left of the crane, two mast climbing devices rise, prepared for the upcoming masonry work along the south facade.

A high-altitude southwest view from this month shows 315 Spadina above the surrounding Chinatown streetscape, with the crane now removed as exterior work progresses. The east façade shows the installation of brick at the north and south ends of the podium, while blue and white weatherproof layers remain visible on portions of the central and upper volumes, zones still awaiting cladding installation.

When completed, the 150-foot-tall building will create 219 new rental apartments, including 22 affordable units.
