In Kingston's historic city center, only a short block of all the fun that Princess Street has to offer, a new medium -sized development would like to bring urban life to a place inherited. The 15-story, specially built student apartment building from Manulife Investment Management (“Manulife im”) and the Cedar Podium Investment Management are planned in cooperation with Lemay. The project performs 389 fully defeated bedroom (178 units) and a number of modern building facilities, including on the ground floor on the ground floor and the integration of a zero carbon design frame in harmony with the Kingston climate targets.

The development is located on a location through block in Queen Street 273-283 and is only a few steps from Kingston's downtown core, waterfront and transit connections in an L-shaped package. The area is defined by a mixture of buildings of the Victorian period, commercial shop fronts and landmarks such as the neighboring place of establishment for Renaissance.
In response to this, the design team pursued a strategy that emphasizes the urban continuity and embedded the building by scale, essential and street presence in its surroundings. Instead of imposing a unique statement, 283 Queen would like to introduce the contemporary density in a way that supports the accessibility and strengthens the city center.

The architectural reaction was carefully calibrated with cultural buildings that frame the location. The podium resigns from the renaissance event venue to maintain its visibility and awareness along the street, while a warm red brick tone palette connects the new building on Kingston's wall traditions. Horizontal date and vertically oriented window groups play neighboring facades so that the podium is visually aligned without using the replication.
Sustainability is also a central component of 283 queen, whereby the project aims at Zero Carbon Building – Design Certification of the Canada Green Building Council. To achieve this, the design prioritizes a high -performance housing with a low thermal energy requirement, which reduces the dependence on active systems. A geo-exchange heat pump system provides efficient heating and cooling of the whole year, while the suite-specific energy recovery ventilation (ERVS) manage the fresh air absorber based on the occupancy. The project is also aiming for a two-star fitWel certification as part of the team's commitment to the health and well-being of the team.

The living program is characterized by the idea of a “vertical location” or rather a dense, self -contained community for student life in Kingston and offers a number of studios for layouts with four bedrooms. Interior and outdoor disposal are distributed everywhere, including a fitness center, a learning lounge, the ground floor and the roof terraces, a bicycle storage, a PET spa and safe parcel locker. On the street level, approximately 127 m² of retail surfaces activate the street front.

With the load for 2027, 283 Queen offers a blueprint for growth in established communities by expanding its carbon-poor approach for the density with high efficiency systems to a community-focused design.
