46-Storey Tower Proposed near Finch Station

Oulahen Team Realty Inc. has submitted a proposal to the City of Totonto for a 46-story residential tower west of Finch Station in North York City Center. The plan, designed by Turner Fleischer Architects, calls for the introduction of 636 condominiums on a compact site in the Finch Protected Major Transit Station Area, a framework in which the density of tall buildings is encouraged.

The site consists of 7 Eldora Avenue, 38 to 42 Finch Avenue West, and 2 and 4 Greenview Avenue, forming an irregular parcel of land on the north side of Finch between Eldora and Greenview. Today it is inhabited by four single-family houses with one or two floors. Surrounding the site are low-rise homes behind a corridor of mid- and high-rise residential buildings lining Finch and Yonge streets.

The Goldberg Group has filed applications for an official plan change and zoning ordinance amendment on behalf of the developer. The proposal calls for a 550-foot (159.7 m) tower perched on a five-story podium that frames Finch Avenue West with ground-floor retail and seven two-story townhouse suites. The tower's footprint is expected to be about 850 m², exceeding the city's 750 m² guidelines for high-rise buildings, which have recently become less stringent.

The building would have a gross floor area of ​​38,881 m² and 311 m² of retail space, with the area index covering 15.27 times the area of ​​the 2,567 m² site. The suite mix would include 80 studios, 396 one-bedrooms, 96 two-bedrooms and 64 three-bedrooms. Leisure spaces would be concentrated on the fifth floor, with 1,444 m² available indoors and 470 m² outdoors, connected to a terrace above the podium.

For vertical circulation, five elevators would serve the 636 units, for an approximate ratio of one elevator for every 127 suites. High speed motors would be required for adequate operation.

Below the site, three parking levels would provide 154 parking spaces, including 145 resident spaces, 30 tandem spaces and nine visitor spaces. A total of 370 bicycle parking spaces would be created, including 323 long-term and 45 short-term residential spaces, supplemented by two areas for the retail portion.

Finch Station is approximately 300 m east of the site, which is approximately a four-minute walk. It connects the project to Yonge Line 1 and a major hub for TTC, YRT and GO bus services. The corridor is served by several frequent routes along Finch and Yonge. The site will also benefit from the future Yonge Line 1 North Subway Extension, which will add five stations north of Finch. Bicycle access includes the multi-use path through Hendon Park to the north and dedicated bike lanes on Willowdale Avenue approximately 1 km to the east.

New high-rise activity continues to characterize this section of Willowdale. Plans to the east include 35 Holmes with 17 floors, 50 Finch Avenue East with 21 floors, Olive Residences with 31 floors and 5576 Yonge with 35 floors. To the south of the site, 26 Hounslow is planned to be 27 storeys high. Closer to the site to the north along Hendon Avenue, 40-48 Hendon Avenue is proposed at 11 storeys, 41-47 Hendon Avenue is proposed at 38 storeys and 30-36 Hendon Avenue is proposed at 46 storeys.
