50 storeys planned for Queen Street East in Moss Park
A 50-story mixed-use tower designed by architects Alliance for Generation Capital is planned for 333 Queen Street East in Toronto's Moss Park neighborhood. The project is located within two protected major transit station areas connected to the Ontario Line 3 under construction and between the future Moss Park and Corktown stations.

The assembly spans addresses 329 to 345 Queen Street East and several addresses on Berkeley Street, forming an irregular plot of land on the south side of Queen between Berkeley and Parliament streets. It contains a mix of low-rise commercial and residential buildings.

A three-story heritage building at 339 Queen Street East – right on the corner of Parliament – that is currently unoccupied has been sold by proponents to the City of Toronto to build a new library. Although the listed building is listed in the application, it is not part of the proposed development. Originally built in 1907 and extensively restored in the 2010s, it was long associated with Home Furniture, later Marty Millionaire, and more recently WE Charity. The property will become the new St. Lawrence District Library, replacing the existing neighborhood branch on Front Street. The Toronto Public Library plans to open the new branch in late 2028, expanding services to the growing communities of Moss Park, Corktown and St. Lawrence.

Bousfields has now submitted applications to the City of Toronto on behalf of the developer to change the zoning regulations and to demolish and convert rental apartments. The focus of the plan is a new mixed-use tower measuring 162.2 m high. The building would be arranged in three vertical volumes over a 3- and 6-story base. In total, the proposal covers a gross floor area of ​​41,455 m², of which 37,620 m² is residential and 3,834 m² commercial, with a floor area index of 13.91 times the coverage of the 2,980 m² total area.

Above the base building, the tower will house 545 residential units, including seven replacement rental units on the fifth floor. The tower would be served by five elevators, a ratio of one cabin per 109 units, requiring high-speed motors for adequate levels of service.

On the ground floor, retail shops are planned at the west and east ends of the facade, framing a central residential lobby. The leisure spaces would be distributed across the second, third and mechanical penthouse levels, offering 1,090 m² indoors and 470 m² outdoors.

Public realm improvements include a 384m² park in the southwest corner of the site with frontage onto Berkeley Street. Through a Section 42 dedication, a land exchange for the acquired lane segment, and an in-kind grant, it would align with a proposed mid-block pedestrian connection toward Parliament Street.
A three-story underground car park, accessible via two parking elevators, would include 51 resident parking spaces. The bicycle facilities include 557 parking spaces (491 long-term and 66 short-term parking spaces), including 10 publicly accessible parking spaces on the ground floor.

The location is right on the 501 Queen streetcar route and within walking distance of several bus lines. Cycle routes include eastbound lanes on Adelaide, westbound lanes on Richmond and north-south facilities on Sherbourne, as well as an additional east-west corridor on Shuter. Queen station on Yonge Line 1 is approximately 0.75 miles (1.15 km) to the west. Two Ontario Line 3 stations, Moss Park to the west and Corktown to the south, are currently under construction, each approximately 450 m from the site.

The proposal joins a rapidly growing area of ​​Moss Park. Immediately to the west, 301 Queen Street East is proposed at 17 stories, while to the east, 351 Queen is proposed at 28 stories. To the northeast, the 11-story Parliament & Co. is under construction, while further west is the 25-story design at 245 Queen and ROQ City, rising to 24 and 33 stories. To the south, plans include 550 Adelaide East with 29 storeys, Berkeley House with 36 storeys, East Richmond with 43 storeys, 494 and 517 Richmond East with 45 storeys each and 134 Parliament Street with 46 storeys. To the southwest, 49 Ontario Street features a two-tower plan of 46 and 50 floors.
