Only one tower crane remains in use above Exchange District Condos in downtown Mississauga as the 72-story EX3 becomes the tallest of the project’s four towers. UrbanToronto’s last update of the mixed-use development south of Square One Shopping Center, designed by Arcadis for Camrost-Felcorp, was in September 2025. Since then, attention has turned to EX3, which at 72 stories will become Mississauga’s second-tallest tower, behind the 77-story M3 at M City.
In October, EX3 is several stories taller than the completed 30-story EXS to the south (front right) and, with its yellow-glazed mechanical penthouse, approaches the height of the expanded 42-story EX2 to the north (back left). To the east is the 60-story EX1 (back right). The tower crane remains above EX3, next to a red concrete boom pump.

A month later, we see the 60-story EX1 at the southeast end, its magenta-glazed mechanical penthouse complete and a construction elevator still running up the south facade. To the west, EX3 continues its rise, featuring the stacked box massing that mirrors EX1’s offset volumes in raw concrete, awaiting its future blue-accented crown and full cladding.

Podium and road landscaping work progresses along the gradient between EX1 (left) and EX2 (right) along Burnhamthorpe Road West in December. A patterned sidewalk will be installed with alternating dark and light rectangular modules framed by a contrasting reddish band. The podium is largely enclosed, combining curtain wall glazing, black metal panel cladding and lighter stone tone precast elements with entrance canopies over the retail fronts. Further along the base between the two towers, insulation panels and blue weather protection films are visible.

As of January 2026, EX3 has climbed to approximately the 46th floor. The first three stacked six-story structures are largely enclosed with alternating white and black metal panels and exposed glazing. Strips of blue weatherstripping mark exposed panel edges where additional cladding is available. To the left stands the 42-story EX2 with its completed yellow mechanical penthouse, while the top residential floor below continues to feature exposed concrete with blue weatherproofing, awaiting final paneling and glazing.

In this close-up, EX3’s upper floors are wrapped in external scaffolding. The active floor slab in the upper area is defined by ceiling edge formwork and shoring posts. Two construction elevators travel along the visible elevations.

On the slope, work focuses on the podium of EX3, where the curved ceiling of the third floor extends above the second level, forming a curved canopy line. Tall, rounded concrete columns wrapped in blue weatherproofing support the overhang, while a steel frame is in place to accommodate the curved curtain wall glazing. The first two floors remain mostly exposed concrete, in contrast to the dark metal panels and glazing already installed above. Work platforms and construction equipment are lined up along the fenced-in facade.

A drone shot from this month shows the Exchange District within the skyline of downtown Mississauga. In the West, the 72-story EX3 continues its rise and is expected to peak later this year. The staggered massing and contrasting crown colors create a distinct identity in the district.

The Exchange District towers will range in height from 96m (EXS) to 232m (EX3), with the elevated M3 being the tallest in the city at 260.29m.
