The adjacent Fitzrovia and Hazelview towers were completed at Bloor & Dufferin
At the southwest corner of Bloor Street West and Dufferin Street, the Bloor & Dufferin community continues to take shape. Fitzrovia Real Estate’s three Marlow rental towers designed by Turner Fleischer Architects – 18 storeys, 22 storeys and 33 storeys and heights ranging from 68.39m to 113.41m – now stand on the east side of the site. Across Collegiate Road, Hazelview Investments’ 980 Dufferin project is now complete, consisting of two additional purpose-built rental towers of 34 and 37 storeys and heights of 115.78m and 124.63m.
Looking northeast, as of June 2025, 980 Dufferin’s shared podium connecting the 34- and 37-story rental towers was clad in precast brick cladding, with window wall glazing set into dark spandrel panels and mullions. Glazing could be seen extending up from the podium on both the west and east towers, with concrete floor slabs still visible. To the right rises Marlow’s 22-storey south building, its lightweight precast system largely installed while glazing was almost complete. Immediately to the left, Marlow’s 18-storey center block is distinguished by its dark precast façade.

Looking southeast in August 2025, 980 Dufferin showed steady progress, with installation of trim and window walls now extending past the halfway point. A construction elevator is mounted on the southwest corner of the west tower. In the apex area, the MPH structures are clearly demarcated in visible reinforced concrete.

Looking north, as of October 2025, fencing work at 980 Dufferin on both towers was approximately two-thirds complete. In the west tower, the prefabricated panel system is installed to the top residential floor, while the window wall glazing extends nine stories below the MPH. In addition, the east tower features prefabricated panels extending to approximately eight floors below the MPH, with glazing largely in place another eight floors below. The tiered cluster of Marlow’s South Block can be seen on the right. Behind it, at the southwest corner of Bloor Street West and Dufferin Street, stands Marlow’s 33-story North Block, fully completed with its tower crane removed.

By December 2025, a view to the southwest from the intersection of Bloor and Dufferin highlights Marlow’s north block. With the structure completed, attention has shifted to the perimeter and podium finishes, as the structural concrete columns along both street frontages are encased in white weatherproofing. A construction elevator remains stationary near the northeast corner, where exposed concrete and areas sealed with orange tarpaulin indicate ongoing work on the façade.

Further south along Dufferin Street, the central block stands behind extensive scaffolding and a protective shell around the historic Kent School, which will serve as a future community hub following renovation. On the left, the south block rises with its bright prefabricated cladding and fully installed glazing.

The twin towers of 980 Dufferin, which look south from the Galleria on the park site this month, have moved forward, with prefabricated cladding now being installed around the top floors and mechanical penthouses. The glazing of the window walls reached almost to the top of each tower, leaving only a single story in the west tower. On the left, the MPH sections of the Marlow buildings have dark cladding.

Once completed, the Marlow Towers will deliver 889 rental units, while 980 Dufferin will contribute 859 rental units on the site directly opposite the Dufferin subway station.
