Rosehill Tower in Deer Park Topped Off as Cladding Nears Completion

The Rosehill Tower, rising on the south side of Rosehill Avenue in Toronto’s Deer Park neighborhood, has reached completion, with most of the 31-story rental building’s exterior cladding installed by QuadReal Property Group, BGO and bcIMC. Designed by Hariri Pontarini Architects, work on the exterior finishing is being completed while interior work progresses on the lower floors. UrbanToronto’s last update was in April 2025, when the concrete structure was just past the halfway mark.

Looking northeast in June 2025, the tower stood at 23 stories, with installation of the outer shell in the lower half of the structure progressing steadily. Facades and glazing were installed along the south and west facades up to around the 13th floor. The facade is defined by a window wall system of dark gray mullions and parapet panels, framed by a crisp white accent grille.

In September 2025, the narrower south facade showed that the facade pattern was steadily expanding up towards the tower as the facade work progressed. Glass balcony safeguards are installed along the western façade up to the 14th floor, while the projecting concrete balcony slabs on the upper floors remain supported by support posts. The cement board cladding runs continuously along the left and right edges of the south facade and forms a permanent boundary.

The northeast corner of the podium, here in October 2025, shows the progress of the curtain wall installation beneath a cantilevered, angled concrete slab that contributes to the tower’s sloped southeast massing. Curved glazing is mostly installed at floor level and follows the rounded corner geometry, with protective covers still covering the lower part of the glass. Above the curtain wall head, the parapet zone is lined with insulation directly below the panel edge. Above them, balcony slabs protrude diagonally around the corner, their glass protection devices already in place.

As of December 2025, Rosehill Tower was structurally complete, with the external enclosure largely complete and the mechanical penthouse visible above. On the right side, corner balconies with fully installed glass guards extend outward, while a vertical balcony column runs down the center of the facade. A full-height construction elevator remains in place at the northwest corner, and blue weatherstripping can be seen at the grade on the slab edges on the second and third floors.

This month, external cladding along the north facade is nearing completion, with glazing in place throughout to the roofline. Most of the white accent panel trim is in place, but small strips of dark temporary protection remain where the final panels still need to be installed. At the top of the tower, local scaffolding and temporary access structures flank the mechanical penthouse while finishing work continues. The blue weather protection layer remains visible along the edge of the roof while the crane is still near the east side.

Rosehill Tower stands 103.5m tall and will contain 263 purpose-built rental units.
