Three towers proposed near Mount Joy GO in Markham

Three towers of 30 to 35 stories are proposed to replace a single-story commercial plaza and place of worship at 9441 Markham Road, south of the Mount Joy GO station in Markham’s Mount Joy neighborhood. Designed by Wallman Architects for Sunny Communities in collaboration with Cham Shan Temple, the project would be located within the Mount Joy Major Transit Station Area in the northern Greater Toronto Area.

The 14,577 m² property is located on the east side of Markham Road, approximately 200 m south of Bur Oak Avenue. The rectangular lot currently houses a one-story commercial building with retail space and a temple, with extensive parking in front. The site is bordered to the south by a car dealership, rising towers across Markham Road, and to the east by the Stouffville rail corridor and surrounding low-rise single-family homes.

To advance the redevelopment, applications for a draft subdivision plan and an amendment to the zoning ordinance were submitted. The redevelopment would divide the property into two primary development blocks separated by a new public east-west road, as well as a parking block and land reserved for a future north-south road along the rail corridor. The south block would contain one 30-story tower (104.6 m) and the north block would contain two 35-story towers (123.2 m), with four-story podiums for both blocks.

The proposal would create 1,218 condominiums across the site with a total gross floor area (GFA) of 90,928 m², which corresponds to an area index of 6.24. The living space would be 87,086 m². The North Building comprises 877 units and approximately 65,509 sqm of GFA, including approximately 1,850 sqm of retail frontage and 1,852 sqm of temple space spread over the third to fifth floors. The south building would house 341 units on a gross floor area of ​​approximately 25,419 m², including 254 m² of retail space. The unit mix would include 819 one-bedroom suites and 399 two-bedroom suites, with no studios or three-bedroom units proposed.

Recreational spaces would be concentrated on the fifth floor of both buildings, where indoor amenities connect directly to outdoor podium terraces. A total of 2,192 m² of indoor leisure space and 2,192 m² of outdoor leisure space are proposed. A 0.15 hectare public park is planned on the site as a separate block, extending the local open space network and framing the new internal road. At the eastern edge of the site, a 28 m long rail buffer with an integrated protective wall would separate the development from the Stouffville corridor, while the three towers would maintain a minimum distance of 25 m between tower faces.

Two levels of underground parking would serve the development. A total of 453 parking spaces are planned, including 367 residential spaces, 82 visitor spaces and 4 institutional parking spaces. There would be a total of 1,167 spaces for bicycles, including 974 spaces for residents, 183 spaces for visitors and 10 spaces for retail use.

The Mount Joy GO station on the Stouffville line is about 500 meters from the site, about a seven-minute walk. Surface transportation includes GO, TTC and York Region Transit buses. For cyclists, there is a shared path within Markham Road Boulevard and nearby shared streets, as well as a dedicated cycle path along Castlemore Avenue to the northwest.

The development dynamics around the train station continue to increase. In the south, Track 68 has two towers with 37 and 42 floors. In the north, the Joy Station is under construction. Two 22-story towers frame the station grounds. Other nearby proposals include Station Town at 18 stories, Joy Station Phase 2 at 27 and 33 stories, and a 42-story tower planned for 77 Anderson Avenue.
